Available Options for Newcomers Looking to Get a Mortgage

When you move to a new country, it can be challenging to adjust to the culture and begin a new life. As a result, several financial institutions provide mortgage choices for immigrants to aid their transition into homeownership.

What Mortgages Are Available for Newcomers or Immigrants?

If you are a newcomer to Canada, there are many mortgage options that you can choose from. A newcomer mortgage is a special mortgage program that some banks in Canada offer to Canadian newcomers who want to buy a home.

Even if you aren't eligible to get a regular mortgage, you can get one. Banks set their own rules for who can apply for loans, but in general, people who have been in the country for the last five years, have legal status, and have been working full-time for at least three months are usually eligible.

HERE ARE FOUR NEWCOMERS' MORTGAGES IN CANADA TODAY:

Canada Mortgage and Housing Corporation (CMHC) Newcomers

CMHC Newcomers intends to help newcomers secure housing in Canada. They are a significant and increasing demographic, creating new market opportunities. As such, CMHC offers permanent and temporary residents of Canada to apply for CMHC-insured loans.

There is no minimum residency required, and eligible borrowers can include Canadian citizens, permanent residents, or non-permanent residents legally entitled to work in Canada. Permanent residents may have alternative options. However, this mortgage loan insurance is only for people who want to buy a one-unit property, live there, and rent it out to non-permanent residents.

Sagen New to Canada Program

The Sagen New to Canada Program helps people who have recently moved or moved to Canada buy a home with as little as 5 percent down. Borrowers must have a valid work permit or be permanent residents to be eligible. They must also have worked in Canada for at least three months full-time, with exemptions for those relocated under a corporate program.

Canada Guaranty Maple Leaf Advantage

Canada Guaranty's Maple Leaf Advantage gives new immigrants who don't have a lot of credit history the chance to buy a home with as little as 5 percent down.

Amortization can last up to 25 years, with different interest rate options. Borrowers must have moved to Canada in the last five years and have a minimum down payment of 5 percent from their own money. The rest could come from someone close to the family or a corporate grant. In addition, down payments are not loanable.

They also need permanent resident status, land-based immigrant status, or a valid work permit with at least three months of full-time work. Further, the borrower must not have had any mortgage delinquencies, bankruptcy, or foreclosures in the past.

THE BOTTOM LINE

If you have recently moved to Canada, you will have several mortgage options available to you. Some institutions are more willing to help new immigrants and newcomers to Canada than others. If you carefully review each institution's terms, you will be able to choose a mortgage that is right for you. You will want to check the details of your potential mortgage, as they may vary significantly from those of your previous mortgage.
